Room for a new ho­tel: Lah­ti emer­ges as an in­vest­ment hots­pot

A recent study by Nordic Hotel Consulting reveals that the hotel capacity in Lahti falls short of market demand, positioning the hotel market in Lahti as a distinctive investment opportunity. Combining excellent acces­sibility with a strong event profile, Lahti offers stable domestic and inter­national demand alongside growth potential.

 

The hotel market in Lahti faces a structural undersupply: the city offers only around 930 rooms. The shortfall is buffered by an overreliance on Airbnb, whose service quality falls short of market expec­tations. Limited supply combined with a strong event profile creates recurring capacity pressures. Hotel overnight stays are projected to rise from 239,000 in 2024 to approximately 340,000 by 2031, highlighting the need for additional capacity.

Growth is driven especially by the university’s strong expansion and major investments. LUT University and LAB University of Applied Sciences are growing into a community of more than 10,000 higher education students. Significant projects include Fazer’s €400 million chocolate factory investment, DayOne’s €1.2 billion data center investment, and a robust industrial and cleantech cluster, all of which create a solid foundation for increasing everyday demand. Lahti’s diverse offering in sports, culture, congresses, and events, combined with economic drivers, ensures sustainable growth well into the future. Major inter­national events, such as the 2028 Winter World Masters Games and the 2029 FIS Nordic World Ski Championships, will generate substantial demand spikes. Although the average room rate in Lahti already exceeds €100, the limited number of high-quality, branded hotels continues to constrain market growth.

The study indicates that Lahti could also accommodate a modern, inter­na­tionally branded and concept-driven full-service upper midscale hotel with 150–200 rooms. Such an investment would have a positive impact on the entire Lahti hotel market by driving average rates upward and strengthening the city’s inter­national event and conference sales.
